The deposit payment to secure a room and for us to create the contract is £250 which will be held in a deposit scheme until the end of the tenancy.
 
Rent is due 2 weeks in advance and is payable either in 3 termly installments or in full

Payment Plan:
Pay in full or pay in 3 termly installments.
 
In order to pay in installments, a UK based guarantor, who is over 18 and in full-time employment, is necessary. As such a guarantor’s details will need to be provided on the booking form and they will be emailed with a guarantor declaration to sign and will be requested to provide proof of ID, as well as proof of address dated in the past 3 months (e.g. utility bill or bank statement).

Cancellations before 31st May 2021

7 day ‘Cooling Off Period’

You can cancel your booking in writing or by sending an email directly to the Property Team ([email protected]) within 7 days of accepting your tenancy agreement. 

If you decide to cancel your accommodation booking within these 7 days, there will be a £25 cancellation fee and as such £225 of your booking fee will be returned.

After the 7 day ‘Cooling Off Period’

If you decide to cancel your booking after the 7-day cooling off period, the below procedures will apply depending on your circumstances:

Failure to receive grades (first years only)

If you secure your accommodation and then for the above reason are no longer able to attend the affiliated University, official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team ([email protected]) on the day of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and £250 of the booking fee will be refunded.

• Change of mind
• Booking different accommodation
• Accepted onto a placement
• Any other reason

If you cancel before the 31st May 2021 then you have 2 options upon cancellation.

Option 1: You are eligible to be released from your tenancy upon request to the Property Team ([email protected]), however, you will forfeit the £250 booking fee.

Option 2: If you can find a replacement tenant to take over your tenancy then you can receive a refund of your booking fee, minus a £25 fee. The replacement must be a student and match the preferences of the flat (e.g. female only flat). The replacement must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee. Once a replacement is found, signs the contract and pays the booking fee you will be released from your tenancy agreement and we will return £225 of your booking fee. 

  Cancellations after 31st May 2021 (cancelling before tenancy starts)

24-hour ‘Cooling Off Period’

You can cancel your booking in writing or by sending an email directly to the Property Team ([email protected]) within 24 hours of accepting your tenancy agreement. 

If you decide to cancel your accommodation booking within these 24 hours, there will be a £25 cancellation fee and as such £225 of your booking fee will be returned.
 

After the 24-hour ‘Cooling Off Period’

If you decide to cancel your booking after the 24-hour cooling off period, the below procedures will apply depending on your circumstances:

If you do not wish to live at Manor Villages for the above reasons, you will be required to find a replacement person to take over your tenancy. The replacement person must be a student and match the preferences of the flat (e.g. female only flat). The replacement must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee. Once a replacement is found, signs the contract and pays the booking fee you will be released from your tenancy agreement and we will return your booking fee minus a £75 admin fee for the changeover (£175).

Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found.

Cancellations on or after the tenancy start date

No ‘Cooling Off Period’

If you wish to cancel after your tenancy has started there is no cooling off period.

Should you wish to cancel, the below procedures will take place depending on your circumstances:

• Illness / Extenuating Circumstances

If you wish to leave the accommodation due to illness or any extenuating circumstances, this will be assessed on a case-by-case basis. The request to cancel must be made in writing or via email ([email protected]) and any accompanying documentation must also be provided. Until a decision has been made, you will remain liable for all accommodation fees. 

If you are granted a tenancy release, your deposit will not be returned to you.

If a tenancy release is not granted, normal cancellation policy applies (see below). 

• Any other reason

If you do not wish to live at Manor Villages for any other reason, you will be required to find a replacement person to take over your tenancy. The replacement person must be a student and match the preferences of the flat (e.g. female only flat). The replacement must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee. Once a replacement is found, signs the contract and pays the booking fee you will be released from your tenancy and we will return your booking fee minus a £75 admin fee for the changeover (£175). 

Upon checkout we will inspect your room and any deductions will be taken from the amount to be returned.

Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found.
