If you don't pay your rent on time you will incur late payment fees of £35 each time a payment is late, interest may also be payable.
We ask that our tenants pay their rent by direct debit, this should help you to make sure your payments are made on time.
Sometimes things happen and you need to move out of your property before your tenancy end date. We understand these things happen but your contract is a legally binding document. This means that you cannot just 'move out' and you need to continue to pay your rent. However, there is a way in which you can leave your contract early, if you need to.
This is called a Novation Agreement.
These agreements can be complicated, so we highly recommend that you read this page carefully, so that you know what your responsibilities are.
Essentially, you need to find a like-for-like replacement tenant, who will take over the contract from you. This person will have to match the exact terms of your agreement. This includes the same level of rent security you have. For example, they would need to provide a UK-based guarantor, or if you paid your rent upfront, they will also need to pay upfront.
Once you have found a replacement, we can prepare the Novation Agreement. This removes your name from the contract and adds the new tenant.
Everyone else on your tenancy agreement will also have to agree to the replacement. Everyone will also need to sign the agreement.
Important: You will be liable for your portion of the rent until the replacement tenant has signed the agreement. You will not be released until all paperwork from the replacement tenant is completed to the satisfaction of the landlord
By completing the Novation form you are agreeing that any fees due to property for the administration of the Novation or finding a replacement tenant can be deducted by the landlord from any monies held on your behalf by the landlord.
Q. What is a retainer?
A non-refundable retainer is paid when you wish to take property when you move into the property it becomes the deposit and will be protected through one of the government authorized deposit schemes.
Q. What does it mean to pay rent quarterly?
Often landlords will ask that you pay your rent quarterly, this means, once per quarter of the year meaning you will pay 4 larger payments during the year rather than 12 monthly payments. If your contract starts on the 1st July your payment dates will be 1st July, 1st October, 1st January and 1st April. The payments due on each of these dates will be equivalent to 3 months' rent.
Q. What about gas certificates?
Your landlord is responsible for making sure the gas appliances at your property are safe and is required to have them inspected by a ‘Gas Safe’ engineer every 12 months. We will make a copy available to you when you move in and again when it is renewed.
