Warehouse One is a brilliant student accommodation situated on Granby Row in Manchester. The property is very centrally located and you will be only few minutes walk away from Manchester Metropolitan University and University of Manchester. Getting to classes in the morning will be extremely easy. The property has great facilities to offer such as Karaoke and Gaming Room, Brand New Gym, Cinema Room and plenty more. All rooms at Warehouse One are well furnished and thoughtfully designed to ensure that you have a great student experience in the city. There are well-furnished cluster flats to choose from. You will have your own bed, Wi-Fi enabled study station and ample storage space for all your belongings. You can choose from an en-suite room or shared bathroom. Regardless each apartment comes with a communal lounge and a fully fitted kitchen. Come home to spending time with your friends and unwinding together watching your favourite shows or you can catch up with each other after a long study day too. It is brilliant cooking together as well. Not only will you be able to learn new recipes but you will also have more fun cooking together. The property has great facilities as well where you can socialise with other residents and have a great time. You will love the karaoke room, it is brilliant for your pre-drinking sessions. If you more feel like enjoying a quick game with your friends then you can also head over to the games room. Challenge your friends to a game of table football and maybe wager a bet to make it interesting. The brand new gym will be motivation enough to whip you in shape if you have been binge eating under study stress. The property has security surveillance 24*7 at the property to maintain peace and quiet, so that all you have to worry about is acing your exams. Booking Deposit:
£150 - £350 (depending on the room type) to confirm your booking.
Deposit is converted to Security Deposit at the start of tenancy and refunded at the end of the tenancy (minus any damage caused)
Rent Payments:
Pay in Full - Payment needs to be made on or before the 1st August
Pay in 4 Instalments due on 1st Aug 2018, 26th Sep 2018, 9th Jan 2019 and 24th April 2019
Mode of Payment:
Pay through Direct Debit, Debit Card or Credit Card (Cards accepted - Visa, Visa Debit, Mastercard and Maestro)

Until the 31st of July, if you have not yet moved in you may cancel your booking. In this case, your booking deposit is non-refundable and it can’t be transferred to another customer or tenancy period. However you will no longer be liable for the entire contract.
If you wish to cancel your booking on or after the 31st of July, regardless of whether you have collected your keys, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof you fit any of the following criteria:
• Your UK Visa application has been denied.
• You have failed to obtain the required qualifications to get into your first University of choice.
• Extenuating circumstances e.g. ill-health, family circumstances.
Where proof is provided within 72 hours, the cancellation will be granted and you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.
Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. Once a replacement tenant is found, you will be released from your contractual obligations and any payments made towards the rent are refunded, however, Reservation Fee is retained as admin fees.
If you wish to be released from your Tenancy Agreement after moving in, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation.
Can I choose who I live with in a shared flat?
When choosing your room on the portal system, you can view the age, gender, “likes and dislikes” of anyone else who has already booked into that flat. Or if you know who you want to live with already, follow the group booking procedure which you can do online.
Can I do a group booking?
Yes, for this you and your friends will have to nominate a "lead member" to first create a group. The other group members will have to join within 24 hours to complete the group booking.
Can I choose where my room is in the building?
Rooms are allocated on a first come first served basis but you can specify where you would like your room to be from those which are still available at the time that you book.
I only have a conditional offer from my university, can I still book?
Yes, you can! If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full. However, letter from the University confirming the withdrawal of their offer to process the refund is required. It may also be possible to transfer your booking to another location at your second choice institution, though this is subject to availability. Please remember that this is the only circumstance when a reservation fee (or holding fee in Scotland) is refundable.

Can I book if I'm under 18?
You may book if you are 17, but only if you will have turned 18 before you move in. Please contact for further information.
Do you have a laundry?
Yes. All of our sites have a 24-hour laundry (charges apply), managed on our behalf by Circuit or Wash station.
Do you have a common room?
Yes. All schemes have at least one Social Hub, which is open 24 hours, with comfy seating, large screen TV with SKY TV, and a games table where space permits.
Is there somewhere I can keep my bike?
Yes, secure bike store that is free for all students in the property.
Can I have overnight guests?
Yes, It's your home so you can have guests staying over occasionally, but we would ask you to respect your fellow residents and let the accommodation staff know. You cannot sublet your room to another person.
Can I smoke in my room?
No, it is a non-smoking. You may smoke outside in designated smoking areas.
Do I have to be home by a certain time each night?
No. This is your home, so it’s up to you when you come in.
Will my flat be cleaned?
You are responsible for keeping your own space clean. It's our responsibility to keep the other communal areas like the Social Hub, reception and laundry clean.
Can I swap my room?
In some cases, it may be possible to swap or change your room subject to availability once you have moved in. A £50 room change fee will be applicable. To find out if it is possible for you to change room, please contact the accommodation manager at your site directly.
Are pets allowed?
Pets are not allowed
Do you provide bedding?
No, students prefer to bring their own bedding so request you to bring your own sheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest store.
Can I move in early?

Can I bring my car?
We choose central locations close to the universities and social facilities so a car shouldn't really be necessary. As part of our sustainability commitment, we also promote green travel - cycling is good for the environment! All of our schemes have secure bicycle storage.
Can I move out early?
You can move out whenever you are ready but the contract you have is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Operations Manager may decide to grant an early release from the tenancy.
