You may cancel your booking within 24 hours of signing your tenancy (if your tenancy period has not begun). In this scenario, your advance rent payment along with any other rent payments will be refunded.

If you wish to cancel 24 hours after signing your tenancy (if your tenancy period has not begun), you may still do so provided you do it before 1st August 2019. In this scenario, your advance rent payment is forfeited, but you will not be obligated to make any further payments as per the tenancy agreement.

If you wish to cancel on or after 1st August 2019, you may do so, but you will be required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent. A £100 admin fee is charged to accommodate the new tenant.

Q.Which Rooms have a TV and do they come with a license?

All studio rooms have a TV but you will need to purchase your own TV licence. All kitchen areas in the Shared Flats come with a large TV and we are responsible for purchasing the TV licences.

Q. Which are the room types suitable for double occupancy?

The following rooms are suitable for double occupancy: Large Studio Double; Large Studio Plus Double (DDA); Large Studio Plus Double and Extra Large Studio Double. If you are taking a double occupancy then both of you must be full-time students in a UK educational Institution.

Q. What’s the difference between Studio room types and En suite room types?

The studios are self-contained so you have your own kitchen as well as an en suite bathroom. The en suite type rooms involve sharing a large kitchen/common area with up to 6 other students whilst having your own bedroom and en suite bathroom.

Q. What’s a DDA Room?

DDA rooms are designed so they can accommodate a student with a wheelchair – This means they have very large bathrooms and the room space is smaller than a non-DDA room.

Q. What are the payment options for international students?

You can choose to pay the full amount or alternatively you can also pay in instalments. For the latter, you will need to provide a UK guarantor or use our guarantor service provided by our friend HousingHand.

Q. Is there always a member of staff available?

There is a 24 hour, 7 days a week, staff presence on the site. The management office is open at various times throughout the week; please see below for the opening hours: Monday: 8 am – 6 pm Tuesday: 8 am – 6 pm Wednesday: 8 am – 6 pm Thursday: 8 am – 6 pm Friday: 8 am – 6 pm.

Q. Is The Curve safe and secure?

Yes – here at The Curve we have 24-hour a day staff presence, CCTV covering all entrances and communal areas, and secure key fob access so we can keep track of everyone who comes and goes.

Q. How much is the booking fee and what happens to it?

If you cancel your room booking within 10 days of your booking then you will be entitled to a full refund. After 10 days, the booking fee is non-refundable. When your tenancy commences, the booking fee will convert into a refundable damage deposit. At the end of your tenancy, a final inspection of your room will be carried out prior to your move out and any deductions are required they will be discussed with you at this point. Assuming the room and its belongings are in the same condition as when you moved in you will get your deposit back within 14 days after the end of your tenancy via bank transfer. All deposits are registered with TDS which is a government accredited Tenancy Deposit Protection Scheme provider.

Q. Do I need to pay council tax?

No. If you are a full-time student in the UK you do not have to pay council tax. You will, however, be required to provide a council tax exemption letter from your place of study which you will then send by post to the London Borough of Tower Hamlets Council tax department.

Q. Do I need a guarantor?

If you have a UK based guarantor, you can choose to pay the rent in instalments. Guarantor needs to be someone in full-time employment. They must be able to provide a copy of their passport/Driving license; two proof of addresses and sign the two copies of the tenancy agreement. The proof of addresses can be a recent utility bill; recent bank statement; Council Tax letter; recent payslip or Revenue & Customs letter. Your guarantor could be your Parent or Guardian for instance.

If you cannot provide a UK based guarantor then you can either use our Guarantor Services or choose to pay the full year rent in one go before you move into the accommodation.

Q. Can I smoke in the accommodation?

No. Smoking is not permitted in any area within The Curve. You can smoke outside the accommodation in designated areas.

Q. Can I move in before my contract starts?

Yes, it may be possible for you to move in earlier if your room is available. This is dependent on your room type and how much earlier you intend to move in.

Q. Can I cancel my contract before I move in?

No. Once the Assured Shorthold Tenancy (AST) has been signed by you, you are bound by the terms and conditions of the agreement.

Q. Can I book if I am under the age of 18?

Yes. The Curve accommodates students who are 17 years of age as long as the student’s guarantor signs the tenancy agreement and other necessary paperwork.

Q. Are there social events organised for the residents?

Yes, there are. At The Curve, we pride ourselves on being a very social student accommodation, with a close community. At least twice a term, we hold events for the residents in order for them to meet new people in a relaxed setting. Some of the events this year included a Talent show; Christmas Party and Valentine Matchmaking. These events are all advertised on our private Facebook page, which only residents have access to.

Q. Am I allowed to have guests?
