Your reservation fee of £250 is due when you book your room. This is not a deposit, and once paid, is not refundable.
Your reservation fee secures your room once you sign the Assured Shorthold Tenancy Agreement and your Guarantor signs the Guarantee (if required).
At the start of your tenancy, your reservation fee converts to advanced rent payment, and is either deducted from your single rent payment (if you pay for the year in advance) or from your first term’s rental payment (if you pay in stages).
If you are paying by three instalments with a UK Guarantor, then you will pay the £250 reservation fee on signing, 40% of the contract rent before you move in less the reservation fee.
If you choose to cancel your booking, you will have 5 calendar days after signing your AST to do so.
If you made your booking fewer than 5 calendar days before your AST start date, you may cancel your booking until the earlier of (a) 5 calendar days after signing your AST, or (b) the date you actually check in.

Property will refund your deposit (less a £50.00 fee) within 14 calendar days of accepting your cancellation. International bank transfers can take longer to process funds and incur a transfer fee.
You will not be able to cancel your booking after your cooling off period has ended. You and your Guarantor (if applicable) will be required to meet the obligations set out within your AST.
Cancellations after you have moved into the accommodation
Please speak to your local property manager if you are thinking about leaving your accommodation. If you do decide to leave your accommodation during your contracted term, the property may agree to release you from your contract, providing the conditions set out below are met:
• You provide sufficient evidence to support your cancellation request.
• You make your cancelation request in writing.
• You find a suitable replacement (who must be enrolled as a full-time student at a local university or college) to take a new tenancy agreement for your room for the remaining period of your contract.
• The incoming tenant must enter into an AST with the property, providing the relevant requested documents, and where relevant also providing a suitable UK Guarantor.
• Refunds due will not be processed until the incoming tenant taking over the contract has signed the AST, paid and moved into the accommodation.
If you fail to find someone to take over your tenancy, you and your guarantor (if applicable) will be responsible for paying the full rent until the end of your contracted time at the accommodation. You will also remain liable for the rent payment until the new tenant’s AST starts. Contact a Unilodgers booking specialist for any further clarifications.
Q. Do I need to pay any bills?
Your weekly rent includes all electricity, heating and water bills, and room internet access.
Q. Can I bring my pet?
Unfortunately, we cannot allow pets.
Q. What does all-inclusive mean?
All utilities – electric, gas, and water – are included in the rent on a ‘fair usage allowance’ with hot water available 24-hours per day.
Q. Can I rebook my room for next year?
Many residents are returning students who just don’t want to leave!
Apply as soon as possible in order to book your room, we cannot guarantee your room will be available; if you book early you will improve your chances.
Q. Will my room be checked?
We will undertake full room (and communal areas where applicable) inspections at least three times during your tenancy period. We will check for cleanliness, damage, and missing items.
