This sought after Edinburgh accommodation comprises of 240 stylish student studio flats all with double beds, designated study areas and plenty of storage. With a variety of room types and sizes available there is something to suit all needs and budgets.
Students living in a studio will benefit from a kitchen and dining area whilst the cluster flats offer students a chance to socialise in the shared kitchen and lounge area. For those who like a room with a view, all higher-level rooms have views across to the Firth of Forth (River Forth’s estuary) and parts of the city, but these do get booked very quickly.
The accommodation is perfectly located to connect you to everything Edinburgh has to offer; the city centre is less than a 10-minute walk away whilst the University of Edinburgh’s main campus is less than a twenty-minute walk from Haddington Place. There are excellent bus services on the doorstep connecting you to many parts of Edinburgh and the University. However, you may opt to join your fellow students on two wheels; cycling to the city centre and to the universities is a popular choice as Edinburgh has a great cycle network and Haddington Place offers secure bike storage so there’s really no excuse not to bike!

Pay in 3 instalments with a UK Guarantor - first due before moving in, second in January and third in April
If you cancel your room booking within 14-days of your Accommodation Offer (provided you have not seen the accommodation) then you will be entitled to a full refund of booking fees. After 14 days, the booking fee is non-refundable.
If you do not sign the tenancy agreement within the 14-days cool off period, the landlord will cancel your booking automatically and retain your booking fee.
If you have made your booking less than 14 days before your scheduled check-in date, you may cancel your booking until the 14-days after receipt of the Accommodation Offer or the date you actually check-in, whichever comes earlier.
If you cancel your booking after the 14-days cool off period, your booking fees is not refunded and you will be required to meet the obligations set out within the Tenancy Agreement until you are able to find a replacement tenancy to take over your tenancy.
If for any reason you decide to leave during your contracted term after moving in, the landlord may agree to release you from your contract. In this case, you are required to provide a replacement tenant to take over your room for the remaining period of your contract.
If you do not meet the grades of the university you initially applied to OR fail to receive a VISA, you may be released from the contract and receive a refund of your deposit provided you provide the documents as a proof of this.
Q. Can I choose who I live with ?
We are more than happy to accommodate groups as well as individuals. Where you’re not booking in a group, we understand your flatmates will be key to your experience so when you book as an individual, we will ask you a series of questions to help us to match you with the perfect flatmates.
Q. Do I need to have a UK-based guarantor ?
You only need to provide a UK-based guarantor if you wish to pay your rent in three instalments. You do not need to provide a guarantor if you’re paying the full annual rent in advance.
Q. What’s provided in the bedroom? Do I need to bring my own bedding ?
Facilities and features can vary; typically you are provided with a bed, a study with a desk and a chair, bookshelves, wardrobe and plenty of storage. Bedding is not provided with each room as most of our students prefer to bring their own, however you can order bedding and kitchen utensils from our friends to be delivered to your room prior to your move in.
