About Canal Point

Canal Point is one of our three locations in Edinburgh. It’s our flagship residence and it’s in a really convenient location, about a mile southwest of the city centre, so it puts you within easy reach of everything.

The following landmarks will be just 15 minutes (or less!) from your door:

  • The University of Edinburgh – super-handy if this is where you’re studying
  • The Meadows – one of the city’s glorious parks, good for jogging, strolling, and general chilling
  • Edinburgh Castle – a must-see at least once!
  • Princes Street – which is the city’s shopping hub
  • Cameo Cinema for arthouse films, and the Odeon Cinema for blockbusters
  • The National Museum of Scotland – with natural history exhibits and loads of other ancient stuff

And then there are loads of inexpensive bars and eateries in the vicinity for you to spend your evenings (look at our Edinburgh student’s guide for more info on this). And don’t forget: anywhere else you might want to go in the city is only a bus ride away.

    If you’re a domestic student or international student with a UK-based guarantor, you can pay your rent in 3 or 4 installments. Alternatively, you can pay your annual rent in an upfront sum. In special circumstances, get in touch with your residence support team to talk about what other options are possible.

    Cancellation Policy

    Bookings made prior to 1 June 2021

    If you sign your Tenancy Agreement prior to 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 June 2021. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

    Bookings made on or after 1 June 2021

    If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

    Cancelling outside the Cooling-Off Period

    Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.

    Cancelling as you do not receive your visa

    If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

    1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and

    2. You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.

    One less worry if you don’t receive your grades

    This is applicable to prospective first-year undergraduate students only

    If you are not successful in obtaining your place at your chosen University, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

    1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2021; and 

    2. You provide the Residence Manager with a copy of your rejection letter from the University or UCAS.

    Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

    Frequently Asked Questions

    Q. Do I need to pay a deposit?

    We don’t take deposits for any of our student accommodation. Instead you’ll need to pay an advance rent fee which will go towards your second rent payment.

    Q. Can I bring a pet?

    We love fluffy animals but we do not allow tenants to bring pets into the building.

    Q. Are there any social events for residents?

    We host socials all year round for you and your flatmates to enjoy; from spiritual and cultural get-togethers, to fitness events and much more.

    Q. What's included in the rent?

    Water, gas, electricity, wifi and contents insurance is included in the rent.

    Q. Where do I do my washing? 

    We have on-site laundry facilities for you to use whenever you need during your stay.
