Covid-19 (Coronavirus) Booking Information for 2020/21
If you book a room at this property for September 2020 today but are then disallowed from travelling to the UK due to the relevant
Government travel restrictions, exclusively as a result of Covid-19 and therefore no longer require the room, you will be released from your booking – see below Terms & Conditions.
Terms & Conditions:
- This guarantee is open to all international students applying for higher education in
the UK for the 2020/21 academic year.
- If an applicant is disallowed from travelling to the UK exclusively as a result of Covid-
19, they need to provide evidence from either the UK Government or from the
- Government where you live confirming this advice (in English). This must be provided
to property no later than 1st August 2020.
- On production of the relevant Government confirmation (in English), the applicants
booking will be cancelled in full, with a full refund of any 2020/21 rental payments
- Any applicants who do not provide evidence by the dates outlined above, will be held
to their tenancy agreement and will be liable for all contractual charges.
- Email confirmation will be sent to all students that are accepted onto this guarantee
once they have paid advance rent and confirmed their guarantor details where
- Please note in the case of dual occupancy both parties must be eligible for this
guarantee in order for it to apply.
- Please note that if you cancel the room and rebook, the room may not be available,
and the price may be revised in August and September 2020.
- These terms and conditions are correct as at 25th March 2020 but property reserves the right to change them or remove this guarantee at any
time without prior notice.
You may cancel your booking within 24 hours of signing your tenancy (if your tenancy period has not begun). In this scenario, your advance rent payment along with any other rent payments will be refunded.
If you wish to cancel 24 hours after signing your tenancy (if your tenancy period has not begun), you may still do so provided you do it before 1st August. In this scenario, your advance rent payment is forfeited, but you will not be obligated to make any further payments as per the tenancy agreement.
If you wish to cancel on or after 1st August, you may do so, but you will be required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent. A £100 admin fee is charged to accommodate the new tenant.
Q. Can I live at Denton Holme Student Village for more than one year?
Yes, it is possible for you to stay at Denton Holme Student Village throughout your studies. Bookings are taken on a first come first served basis so be sure to re-book as soon as possible.
Q. Can I cancel my contract before I move in?
If you cancel your contract before the contract begins you will be subject to our cancellation terms and charges. Cancellations will only be accepted upon receipt of a completed cancellation form. Contact Denton Holme Student Village’s main office to request a form.
Q. What happens on move-in day?
You will be welcomed on arrival in our management office by a member of Denton Holme Student Village staff. You will be asked to provide any documents that are outstanding from you. Once the paperwork is complete you will be issued with your key and fob.
Q. What if I am not happy with my allocated room or my flatmate?
Part of the university experience is meeting people from different backgrounds, interests, and cultures. We hope that you will enjoy the diversity of university life, however, should you be unhappy it is worth spending some time talking to your flatmates to try to come to some mutually agreeable solution. It is usually not possible for a room move, please speak to management if you have any problems and should someone else be in the same situation we may be able to swap rooms between residents. It is important to remember that moving to university is a stressful time and that initial teething problems are usually resolved within the first few weeks.
Q. Can I cancel my contract and move out early?
Once the contract has begun you are liable for the full tenancy as stated in the tenancy agreement. Cancellation terms and conditions apply.
Q. If I move out early what will happen?
If another tenant is found by you – they must be a student to take over your tenancy, Denton Holme Student Village will agree to release you from your contract. You will be required to pay an administration charge. You must vacate your room and return the keys to the management office. You will be refunded any overpaid rent after you have moved out. This refund will be calculated based on the date the new tenant takes up the occupation of the room, not the date you move out. Should no replacement tenant be found for your room you will be liable for the rent for the duration of your tenancy agreement.
Q. How do I report maintenance?
Maintenance should be reported to the management staff during office hours and our caretakers will be informed. You are also given access to the online portal where maintenance jobs are able to be logged. For emergencies, contact the out of hours emergency number.
Q. Do I pay a deposit?
Denton Holme Student Village does not take any deposits. The £250 payment you make upon booking is a rental payment and is offset against your first or only installment of rent.
Q. Do I need a TV license?
Denton Holme Student Village does not supply a TV license for the television supplied in the lounge area of your house, you should purchase one prior to connecting the TV as detailed in your tenancy agreement. Should you bring a television for your bedroom or access TV through your internet connection you will need to arrange for a separate TV Licence. Please contact TV Licensing for further details.
