The property is in a fantastic central location which allows you to experience the best the city has to offer. This may include a walk along the waterfront, a bike trip along the many scenic cycle routes in the city, or a meander around the chic Clifton area just down the road. It is little wonder then that Hotwells House remains such a popular choice for students.
Hotwells House offers a range of standard and en suite rooms in shared cluster flats so you can choose to live with your friends, or alternatively, take your pick from one of our exemplary studio flats. All of our Bristol student flats have a well planned communal lounge and kitchen area, the perfect places to relax and socialise in.

Booking Deposit:
£200 to confirm your booking.
£150 out of the £200, are transferred towards the refundable security deposit at the start of your tenancy and £50 retained as a booking fee.
Rent Payments:
Pay in Full
Pay in 4 installments due August; October; January and April
You may cancel your booking within 7-days of signing your tenancy agreement (provided you have not already moved into your room). If you cancel within the 7-days period, your booking fee is refunded.
If you’d like to cancel after the 7-days free cancellation period, you are required to find a replacement tenancy to take over your tenancy. If a replacement is not found, then you are liable to abide by the terms of the tenancy agreement and pay the rent as and when due.
If you are able to find a replacement tenant to take over your tenancy agreement, you can be released from the tenancy agreement by paying an admin fee of £150. Any payments made, will then be refunded.
How do I book?

When is my rent due?
Your rent is split in to four instalments; August, October, January and April and, where possible, coincide with the student loan payment dates.
Do I need to buy a TV license?
Normal TV Licensing Authority regulations apply to any TV you bring yourself. Please note that the landlord is not held responsible for ensuring you have a TV licence.
Do I need to pay council tax?
If you are a full time student then you will not need to pay council tax.
Can I live with friends?
Yes we would be happy to make you a group booking. All you need to do is fill your application form under group booking section and add the details of friends you wish with. Your friends also need to have the same names on their application. We recommend that you and your friends apply for the accommodation at the same time to ensure you are allocated together.
Can I change rooms?
Yes, however this is subject to availability of the rooms and you may incur some administration charge for the same.
How do I report a problem?
We have on site maintenance on hand to ensure that the site runs smoothly.
Can I change my mind?
Before signing the Assured Short Tenancy Agreement you can cancel your booking. Once you have completed and returned your Tenancy Agreement you will be liable for the full term of the contract.
What does my Endsleigh Insurance cover?
The property has arranged some contents insurance for you with Endsleigh, the No.1 student insurance provider. This cover does not protect laptops and phones or other items when you are outside your room, or all risks inside your room. It is important for you to check this cover.
