The Tenant shall pay the rent in advance. The rent Installments should be paid by standing order, bank transfer, or debit card. None UK debit cards will have a 2% charge. The bank account details for payment are:

The Tenant shall pay the 1st Payment of Rent to the Landlord on or before the 1st Payment Date
and shall also deliver to the Landlord on or before the 1st Payment Date a completed and correct
direct debit mandate, or recurring card authority in respect of the 2nd Payment and the 3rd
Payment of Rent at the times (whether demanded or not) and shall pay to the Landlord on demand an occurred service fee(£50 Inc vat) on each and every occasion when the Tenant’s instruction is returned by the Landlord’s bank unpaid.

Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail,  at any time during the 72 hours after we send you an e-mail confirming your booking is complete (the “72 Hours- Cooling Off Period”). If you do that, we will make no charge and will return your any deposit or any payment of advance rent to you.

Provided the 72-hour Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant’s new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £45.00 to cover the costs for the departure/ arrival clean.

No Place No Pay – If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You will need to supply us with a copy of:

• a written rejection letter from your chosen university/college or UCAS or screen shot of your UCAS status which confirms that the required results were not achieved; or
• a copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by us within 5 calendar days from the date your results are published. Please email the documentation.

Q. Can I smoke in my room?

Lulworth Student accommodation has a strict no smoking policy throughout all buildings. This includes both private and communal areas including the studios, Ensuite rooms and kitchens. Outside the buildings there are smoking areas with designated ashtrays.

Q. Why are my windows restricted?

Your window have a restricting device that limits how far it opens. It’s there for your safety so it’s important that you don’t disconnect or damage it, or let anyone else do so. If the window fittings do become damaged, you need to tell a member of the accommodation team straight away. We check all the windows and their fittings regularly, to make sure they’re all safe and working properly.

Q. What documents do I need to bring when I move in?

Please bring an official form of ID with you e.g. passport and a letter of enrolment from your university.

Q. Do I need to move out, over the Christmas and Easter holidays?

No – your room is yours for the duration of your tenancy. You only need to move out of the room at the end of the tenancy agreement.
