Offering both a selection of en suite bedrooms in shared flats and spacious self-contained studios with all-inclusive bills, free WiFi and free contents insurance.

At Penworks House, you're just a short walk from Birmingham’s city centre, making it a great spot to explore the many restaurants, pubs, bars and shops. Booking Deposit:

Until the 31st of July, if you have not yet moved in you may cancel your booking. In this case, your booking deposit is non-refundable and it can’t be transferred to another customer or tenancy period. However you will no longer be liable for the entire contract.

If you wish to cancel your booking on or after the 31st of July, regardless of whether you have collected your keys, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof you fit any of the following criteria:

• Your UK Visa application has been denied.

• You have failed to obtain the required qualifications to get into your first University of choice.

• Extenuating circumstances e.g. ill-health, family circumstances.

Where proof is provided within 72 hours, the cancellation will be granted and you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.

Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation.  Once a replacement tenant is found, you will be released from your contractual obligations and any payments made towards the rent are refunded, however, Reservation Fee is retained as admin fees.

If you wish to be released from your Tenancy Agreement after moving in, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation.

1. Can I choose who I live with in a shared flat?

When choosing your room on the portal system, you can view the age, gender, “likes and dislikes” of anyone else who has already booked into that flat. Or if you know who you want to live with already, follow the group booking procedure which you can do online.

2. What happens to my reservation fee (holding fee for Scotland)?

Your reservation fee (or holding fee for Scotland) is non-refundable. However, it will convert to a refundable damage deposit at the beginning of your tenancy. To find out more about how your deposit works, please contact your site.

3. How do I book?

If you prefer, you can call us and we’ll take your details over the phone. You will need to pay a non-refundable reservation fee (holding fee in Scotland) to secure your booking, which can be paid by Debit or Credit card.

4. Can I do a group booking?

Yes, for this you and your friends will have to nominate a "lead member" to first create a group. The other group members will have to join within 24 hours to complete the group booking.

5. Can I choose where my room is in the building?

Rooms are allocated on a first come first served basis but you can specify where you would like your room to be from those which are still available at the time that you book.

6. I only have a conditional offer from my university, can I still book at Penworks House?

Yes, you can! If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full. We will, however, require a letter from the University confirming the withdrawal of their offer to process the refund.

It may also be possible to transfer your booking to another iQ location at your second choice institution, though this is subject to availability. Contact us as soon as possible to secure your place.

Please remember that this is the only circumstance when a reservation fee (or holding fee in Scotland) is refundable.

7. Is insurance included with my room?

Yes, We provide contents insurance cover via Endsleigh Insurance Ltd. You can extend this cover once you move in to protect additional items. To find out more about the cover, ask the staff at reception or visit www.endsleigh.co.uk.

8. Can I book if I'm under 18?

Penworks House requires that all tenants living at one of our buildings in England are over the age of 18 at the time of moving in. You may book if you are 17, but only if you will have turned 18 before you move in.

Exceptions to this rule are available at our student accommodation in Scotland and in selected cases through prior arrangement with a university or institution. If in doubt, please contact us and the team will be able to advise you.

9. Do you have a laundry?

Yes. All of our sites have a 24-hour laundry (charges apply), managed on our behalf by Circuit or Wash station.

10. Do you have a common room?

Yes. All schemes have at least one Social Hub, which is open 24 hours, with comfy seating, large screen TV with SKY TV, and a games table where space permits.

11. Is there somewhere I can keep my bike?

Yes, Penworks House has a secure bike store that is free to all resident students to use.

12. Can I have overnight guests?

Yes, It's your home so you can have guests staying over occasionally, but we would ask you to respect your fellow residents and let the accommodation staff know. You cannot sublet your room to another person.

13. Can I smoke in my room?

No, Penworks House is non-smoking. You may smoke outside in designated smoking areas.

14. Do I have to be home by a certain time each night?

No. This is your home, so it’s up to you when you come in.

15. Will my flat be cleaned?

You are responsible for keeping your own space clean. It's our responsibility to keep the other communal areas like the Social Hub, reception and laundry clean.

16. Can I swap my room?

In some cases, it may be possible to swap or change your room subject to availability once you have moved in. A £50 room change fee will be applicable. To find out if it is possible for you to change room, please contact the accommodation manager at your site directly.

17. Are pets allowed?

Pets are not allowed at Penworks House so please do not bring any animals of any sort, with the exception of assistance dogs with prior arrangement.

18. Do you provide bedding?

Most students prefer to bring their own bedding so this property does not provide this. Please remember to bring your own sheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest store.

19. Can I move in early?

Yes, if your room is available. Contact us to find out.

20. Can I bring my car?

We choose central locations close to the universities and social facilities so a car shouldn't really be necessary. As part of our sustainability commitment, we also promote green travel - cycling is good for the environment! All of our schemes have secure bicycle storage. Some of our schemes, however, do have limited parking. Please check with local staff for specific details.

21. What do I need to bring?

Your room comes with almost everything you’ll need, check out the ‘What’s Included’ section on each room type description for full details. We've put a list together on the additional items you need to bring, what not to bring and what we recommend you buy locally.

22. Can I move out early?

You can move out whenever you are ready but the contract you have with Penworks House is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Operations Manager may decide to grant an early release from the tenancy.
