About Dorset Point

Location

Dorset Point is a student accommodation facility that’s at the centre of all that matters in Dublin. With a focus on friendly, community living, local and international students will find a terrific home away from home here at 107 Dorset Street Upper, Dublin, D01 F6F8. There are six types of rooms on offer: a variety of en-suite rooms and 2 and 3-bed apartments. There are also facilities such as an onsite gym, a cinema room, a games room and a delightful courtyard. The student housing complex is close to Connolly Rail Station and bus and tram stops that take you directly to campuses like Trinity College.

Amenities

Dorset Point offers stylish and modern student housing in Dublin, with single and dual occupancy options. There’s super-speedy Wi-Fi, plenty of storage space, and a great shared kitchen with microwave, hob and oven as well as a fridge/freezer. Catch up with the local gossip in the lunge or make your way to the fitness centre. Pick up your laundry from the facility on the way back, and after that you’ll find there’s always a buzz in the cinema, games room or spacious courtyard. Student life here will be busy indeed, what with all the special resident events as well as easy access to the best of Dublin’s attractions.

Security and maintenance

There’s a professional, accessible 24/7 staff and CCTV on the premises.

Rent inclusions

All utility bills are included in the student housing rent.

Public transport accessibility

Bus services, operated by Dublin Bus, to Trinity College and elsewhere, depart from Phibsborough, Blessington Court station nearby.

Things to do nearby

  • Get inspired in the Dublin Writers Museum, located in an 18th century house, with information and artefacts relating to James Joyce, George Bernard Shaw, William Butler Yeats, and so many more.

  • Bleeker Street Café is a New York-style venue with a menu of burgers and global favourites, plus live music and party nights.

  • Wasabi Bar & Grill is, according to some, the place for the best Brazilian food in Dublin.

Cancellation Policy

Cancellation before you move in:

To confirm your application, an advanced rent payment equivalent to one week’s rent is required. On moving in, this money will transfer to your rent account, providing you have met the terms in the Agreement.  You also need to read and sign the Assured Shorthold Tenancy Agreement (the “AST”) before you move in.

Once you have paid your advanced rent payment and signed your AST online you are agreeing to take up your place within the accommodation and are bound to pay the AST fee in its entirety. Any subsequent request to cancel will require you to find a student to replace you. This carries an administration fee of  €100.

The following is applicable to first-year students only:

If you are not successful in obtaining your place at your chosen university/college then don’t worry.  We will consider a release from your AST and refund of any advance Rent payment where you can provide proof that you did not obtain a place at a university/college which is within a reasonable distance from accommodation booked. You will need to submit your request to cancel in writing or email along with the proof to the Accommodation Manager at your chosen location within five working days of the confirmation that you have not received your place.

We will also consider the same release terms if you fail to obtain your visa to study. However, you will need to send us proof of such within five days of receipt from the visa office, and before 1st September.

Advanced Rent Fee Repayment:

Up to 31st July: After paying your advance rent payment you have five workings days to complete your booking by signing the AST and completing the guarantor information (if applicable). After five days your booking fee becomes non-refundable.

From 1st August: After paying your advance rent payment you have 48 hours to complete your booking by signing the AST and completing the guarantor information (if applicable). After 24 hours your advance rent payment becomes non-refundable.

Cancellation after you have moved in:

  1. Replacement – if you wish to leave the accommodation after you have moved in, you will need to find a suitable replacement to take over your agreement, and you will remain liable for all fee payments until the replacement has signed a new agreement, paid and checked into the accommodation. Only at this point are we able to release you from your Agreement and refund you any overpayment that may be due on your account. Replacements carry a  €100 administration fee.
  2. Without replacement – we will only consider any release without replacement in exceptional circumstances, such as on medical grounds, and where you have had to withdraw from University. Any request will need to be accompanied by evidence, such as a doctor’s letter and sent to the Accommodation Manager. Any decision whether to release under exceptional circumstances is final.

Frequently Asked Questions

Q. Can I cancel my tenancy contract if I wish to leave early/go back home?

If you are leaving temporarily and coming back before the end of your contract, please email us to let us know what dates you will be away. If you are leaving for the rest of the year and are looking to cancel your tenancy agreement, please refer to our cancellation policy for 2019-20 for full details on how to proceed.

Q. Can I cancel my tenancy contract if I cannot come back to the UK/Dublin due to the travel restrictions?
We understand that this is a challenging time for our residents with many people returning home before travel bans and restrictions began and non-essential travel recommendations were made by the government and health authorities.

Q. Can I cancel my 20/21 tenancy contract if my university is only offering online courses next year

We are aware that many universities have taken these precautionary measures. However, if you are enrolled in your course and your university has not cancelled it but have moved to online classes, then you will be expected to continue with your course and therefore still need to fulfil your tenancy contract for the 2020-21 academic year.

If the situation changes and your university decide to cancel the course, please contact us and provide accompanying evidence of the course cancellation so that we can review your situation.

Q. Can I cancel my tenancy contract if I am worried about not being able to get back or start my course in September 2020?

We understand that there are circumstances out of your control, however, please don’t worry. We are continually monitoring the UK and Irish Government guidance on the Coronavirus (COVID-19) situation and complying with this.

As the situation changes, there will also be updated guidance on travel and your university will be able to update you closer to the time of your course start date, so please refer to them for course updates.

If you have any concerns closer to the start of your 2020-21 tenancy agreement or your course is cancelled for 2020-21 entry, please get in contact with us so that we can advise further.

Q. What will I need to do before I move out of my room?

Pack up all your belongings and give the room a clean – it’d be lovely if you left in the same condition as you found it. Once that’s done, hand over your fob and post box key, say your goodbyes, and be sure to have a great summer.
