Deposit:

 A bond amount equal to four weeks' rent before the contract starts is required as a booking deposit, which is refundable at the end of the tenancy/occupancy period.

Rent Payment: 

Pay fortnightly, annually, or biannually.

Fortnightly rent must be paid a minimum of two weeks in advance throughout the lease.

Annual rent must be paid in advance, prior to the lease start date or rent payments will default to the fortnightly cycle.

The biannual option requires you to pay rent in two equal installments. The first installment is due prior to the lease start date and the second installment is due approximately halfway during your lease. If you miss the first installment your rent payments will default to the fortnightly cycle.

Discounts:

2% discount on the total amount, if you choose to pay annually.

1.5% discount on the total amount, if you choose to pay biannually.

Payment Method:

Visa, Mastercard, and China UnionPay cards in person or online are accepted.

EFTPOS cards are only accepted in person and don’t incur a surcharge. We do not accept cash.

All credit card payments are subject to a surcharge per below:

Visa and Mastercard – 1.8% surcharge (including Visa Debit and Mastercard Debit)

China UnionPay – 1.8% surcharge

General Cancellation Policy

Holding deposits reserve a room for 14 days (or longer if the parties agree) from receipt, to provide you with the opportunity to review and enter into a residential tenancy agreement.

Holding deposits are non-refundable (other than where you qualify for our First Year Student cancellation policy, as outlined below or if within 14 days (or longer if the parties agree) after receipt of a holding deposit, you do not enter into the residential tenancy agreement).

If a cancellation request is received after your tenancy agreement has been accepted (other than where you qualify for our First Year Student cancellation policy, as outlined above) you will be responsible for rent until a replacement tenant has been found.

Can I leave early and get the remainder of my rent back?

You are committed under the residential tenancy agreement to pay the full rent. We cannot refund your rent until you have found someone to replace your tenancy.

Refund Process

Journal will process refunds due within 28 days of receipt of a valid cancellation request.

Please note that due to bonds being lodged with the Residential Tenancies Bond Authority (Victoria), the time taken to receive your bond refund is not determined by Journal.
 

First Year Students 

Journal understands that life is sometimes uncertain and things don’t always go as planned.

Our first year students’ cancellation policy provides you with the flexibility to plan ahead but also to ensure that you are not financially out of pocket if things turn out differently.

No Visa

If, before or within 14 days of commencement of your tenancy agreement:

• you are refused a visa to study in Australia by the Department of Home Affairs (DHA); and
• within 72 hours of receiving a DHA  refusal you provide a written cancellation request to Journal enclosing the DHA refusal,

you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.

No University Offer

If, before or within 14 days of commencement of your tenancy agreement:

• you receive confirmation that you have not been accepted to study at a university in Melbourne; and
• within 72 hours of receiving a university non-acceptance you provide a written cancellation request to Journal enclosing the university non-acceptance,

you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.

Q. Who can live in Journal?

A. Students who are enrolled at an Australian educational institution are eligible to live at Journal.

Q. How old do I need to be?

A. Journal accommodates students under 18 years of age. Journal works closely with institutional partners to assist them with any guardianship responsibilities they provide.

Q. Do you have a community life program?

A. Journal runs an engaging residential life program called Journal Life.

Journal Life is a carefully considered, full program of activities with a focus on health, culture, community, studying and leadership.

Through the Journal Life program, you will be introduced to other students, university life and the city of Melbourne.

Q. Can I choose who I live with?

A. Once you’ve secured a room please email your request to us and we’ll try our best to accommodate it.

Q. Can I live with my partner?

A. We do have limited availability for couples to live together so please contact us to see if there is any availability.

Q. What contract lengths do you offer?

A. Leases covering 12 months (52 weeks) and 6 months (26 weeks) are the standard lease lengths and can be booked directly on the website.

We also offer a limited number of Academic Year leases (44 weeks) for studio rooms.

Q. What is included in rent?

A. Rental includes all utilities, unlimited high-speed internet, full access to common areas and participation in the Journal Life program.

Q. What is not included in the rent?

A. While Journal offers one handy rental charge, laundry is not included in your rent. Every Journal facility has a well-equipped on-site laundry. Payments for the laundry can be made electronically, through the Journal App.

Q. What dates do contracts start?

A. Depending on the lease you select you may have up to three start dates to choose from. Available lease start dates are shown during the application process.

Q. Can I share a room?

A. Our Twin-Share Studios are the only shared room options.

Q. Can I have guests stay overnight?

A. Guests can stay for a limited time. All guests have to be registered with the Journal On-Site Support Team. They will not have their own key access and will need to abide by the Journal House Rules at all times.
